What buying looks like, step by step
1. Conversation and priorities
We start by talking through timeline, monthly comfort level, commute, and the non-negotiables. This is where most of the wasted time in a home search gets eliminated.
2. Lending clarity before touring
You talk with a lender of your choosing and get a real pre-approval. Knowing the number, the loan type, and the estimated monthly payment changes how you shop.
3. Focused touring
We tour with intent instead of volume, and we debrief honestly after each home, including the things a listing photo will never tell you.
4. Writing the offer
We review comparable sales, the seller's likely position, and the terms that matter beyond price: financing type, close date, repairs, and contingencies.
5. Inspections and due diligence
Inspection, appraisal, disclosures, and HOA documents. We read them together and decide what is worth negotiating and what is normal for the age of the home.
6. Closing and after
Final walkthrough, signing, keys, and a point of contact who still answers the phone after the transaction closes.
Different buyers need different conversations
First-time buyers
You get the full explanation, not the shorthand. Earnest money, escrow, contingency periods, closing costs, and what each document you sign actually does. Questions are expected, and there is no such thing as asking one too many times.
Move-up buyers
The hard part is rarely finding the next home; it is sequencing. We map out sale-first versus buy-first, what each path costs you in risk and convenience, and how contingencies can be structured so you are not carrying two payments unnecessarily.
Relocating in or out of state
If you are moving to the valley, you get an orientation to how different parts of Las Vegas and Henderson actually feel before you commit. If you are leaving, we coordinate your sale around your new start date and can handle showings and paperwork remotely.
Mom-and-pop investors
Small residential rentals get evaluated on real numbers: purchase price, financing, taxes, insurance, HOA, maintenance reserves, and vacancy. If a property does not work on paper, we say so rather than talk you into it.
